Q&A: Adapting Multifamily Projects for Modern Renters
The rental market is on fire, but how can you ensure your property stands out? We sat down with Christina Moore, Builder Sales Strategy & Operations Manager at Whirlpool Corporation to learn what renters are looking for in their next space, and how builders can adapt their multifamily projects to meet renter needs.
Q: Which appliances are most sought-after among today’s renters?
A: Stainless kitchen appliance models remain timeless. When it comes to refrigerators, a side-by-side model continues to drive preference, like the Whirlpool® 33-inch Wide Side-by-Side Refrigerator. Renters can fit more on each shelf with wall-to-wall frameless glass shelves, and this appliance is even ENERGY STAR® certified to help save money on utility bills.
Q: Are there any emerging trends in appliance preferences you’re seeing in the multifamily industry?
A: We’re seeing a rise in induction cooking requests. Whirlpool now offers a slide-in induction range to cater to these requests, with the Whirlpool® 30-inch Induction Range with No Preheat Air Fry. Induction technology generates heat directly within cookware to heat and boil quickly, and it keeps the cooktop surrounding the elements cool, helping prevent baked-on messes for quick cleaning.
Some developers are now offering chimney hood designs over the range with a countertop microwave & trim kit to provide a premium appliance package without products being all built-in. The Whirlpool® 30" Chimney Wall Mount Range Hood comes equipped with a 3-speed kitchen exhaust fan for powerful ventilation. And the Whirlpool® 1.6 cu. ft. Sensor Cooking Microwave has convenient features like a Dishwasher-Safe Turntable Plate to make cleanup even easier, and 9 Auto Functions to reheat, cook and defrost various dishes at the touch of a button.
Speaking of premium, we’re also seeing developers add variations in their packages such as undercounter wine options, like the Whirlpool® 15" Undercounter Wine Center with Towel Handle Bar. It offers storage for up to 34 bottles of wine, custom temperature selection to store wine the way users prefer, and LED interior lighting for a touch of luxury.
Beyond the kitchen, long vent dryers are also becoming more of a need in the multifamily space. Developers are able to avoid having to install booster fans if they use long vent dryers in many cases. Whirlpool offers a few options, such as the Whirlpool® 7.4 cu.ft Front Load Long Vent Electric Dryer with Intuitive Controls that has added features like Advanced Moisture Sensing and keeps wrinkles from setting in with the Wrinkle Shield™ option.
Q: How has work from home impacted what renters need in their spaces?
A: Work from home has created more competition to attract renters and differentiate themselves from another property. Therefore, there’s been an increase in amenity options to appeal to renters. These may include:
- More pet wash/pet-friendly apartments
- Bowling alleys
- Virtual golf
- Additional work space options
Q: Are there specific appliances that can help maximize space without sacrificing functionality?
A: Whirlpool's new flush microwave, the Whirlpool® 1.1 Cu. Ft. Flush Mount Microwave with Turntable-Free Design, can provide a sleek look in the kitchen without sacrificing space. When closed, the door sits flush with standard depth cabinets for a seamless appearance, while still fitting everyday items, like a 13" x 9" casserole dish.

Q: How can builders and landlords stay on top of these trends to attract and retain tenants?
A: Many builders are designing spaces that can later be converted to amenity spaces or Accessory Dwelling Units (ADUs) to provide flexibility as trends change. ADUs have been historically added to single family homes, but are now being used in the multifamily industry as well, and can be used as rental units or to accommodate multi-generational families.
We’re also seeing that some apartment developments are adding units on the property to offer townhome options for renters.
